Rules and Policies
The following are summarized and specified in the community’s CC&R’s:
If you are considering any exterior changes to your home
The Escondido Design Review Committee must review and approve any exterior changes to your home or lot that may impact your neighbors. If you are considering renovating your home, adding a room or fencing on your lot, please contact the EDRC to guide you through the review and approval process.
Please remember that the speed limit within the community is 25 miles per hour. At the entrance circle, please be aware of oncoming vehicles. Be especially vigilant of golf carts on public roads. Drivers should have driver licenses as the golf carts are subject to the same laws of the state while on our community’s roads.
The city of Horseshoe Bay collects trash once each week, usually on a Tuesday morning. Trash should be kept in covered containers that are kept in enclosed structures or screened from view. Please do not gather any rubbish or debris on your property. No trade materials, tractors, inoperable motor vehicles or unsightly materials shall be stored or allowed to remain on any portion of the property unless screened or approved by the EDRC. Leaves and tree limbs, may be kept only for such time as is reasonably necessary to enable the City to remove them.
The owner of each lot shall maintain the lot, including all improvements in a safe, clean and attractive condition. This would include regular lawn maintenance, maintenance of exterior lighting, parking areas and driveways, removal of all litter and trash, tree and shrub pruning, and soil erosion control – done in a matter that does not unreasonably disturb adjacent owners.
Mulching is to be implemented with the intent to extend the native, undisturbed tree understory up to the built Improvements on the Lot. Recommended mulch materials include shredded hardwood mulch, without large chunks.
Because sound travels so well within the community, property owners and occupants should keep noise levels down from being heard on neighboring lots or the golf course. No unsafe or offensive activity or odor is permitted on property. Only household animals and pets are allowed within the community and must be confined within lot property or controlled by the person accompanying the pet.
No signs are allowed on any portion of properties other than an Escondido Lot Number sign, or a single informational sign detailing the general contractor of a structure under construction. Approved signage for an open house may be posted only during the open house and promptly removed at the end of the open house, consisting of a sign posted in the center island in front of the gate entry system, and one open house sign in front of the property. Signage for garage sales, yard sales and similar activities are prohibited.
Vehicles should not park on a street within the community unless a driveway is temporarily blocked by workers or guests or when visiting another resident with the exception of contractors engaged in home repair, renovation or remodeling projects.
Unless they are parked within a closed garage, no trailers, recreational vehicles, golf carts, commercial vehicles, boats or other watercraft may be parked on individual property for more than two days.
